  1. We do not sell properties with structures sight unseen. You must complete a physical inspection of the property prior to purchase.
  2. For repeat viewers, the newest properties acquired are at the bottom of each county list.
  3. Prices shown are cash prices and are negotiable. We do offer owner financing if terms are met, but the price may increase.
  4. All properties are sold surface only. We retain any and all minerals.
  5. The maps referenced are not survey maps and are often inaccurate. We make every attempt to reference errors in the listing if they are known.

  7. You will see that many of our properties are partial interest only. Owning a partial interest gives you full access to the use of the property along with other interest owners. Such rights would include four-wheeling and hunting. This would be a shared right with others owning partial interests. These are undivided interests in the entire tract. (i.e. a 1/10 undivided, partial interest in 100 acres gives you the right to hunt the entire 100 acre tract.
  8. The information found in columns 6 and 7 provide access to maps if you are using this list on a computer, tablet or mobile device. Clicking on them will take you to an overhead view on Google Maps (column 6) where you may often be able to access a street view also. Please note that street views on Google Maps may be outdated and not a proper depiction of current condition. Sometimes in the lower right corner, a photo date may be acquired. On MapWV (column 7), you will be taken to an overhead view with outlines. Again, these maps may not be extremely accurate and should be used with caution. Only a true survey can determine accurate lines. At the bottom of the page are links to other information such as county assessment information. These maps are very useful but should not be used to determine exact property lines.

  10. These properties are not sold with the intention of immediate occupation. They are sold as commercial investment properties. Many of them need extensive renovation, many are not repairable and may require demolition. Be aware. You have every right to hire an attorney to examine title, a home inspector to give you a detailed report, a surveyor to provide accurate metes and bounds and any other inspection that might help you to make a solid investment purchase.
  11. Placing a hold on property does not constitute a binding contract.  All buyers must meet approval of the Seller and enter into a binding, written contract of sale.
